Another accurate way would be to have a local real estate agent, with access to the local MLS, run ‘Comps’. That is, look at properties similar to yours that have recently sold in your area. Then compare those properties with your property (looking at condition, any remodels, extra features) and accommodate the differences to determine value. Method 3 - Requesting an emailed CMA (Comparative Market Analysis)- Not as fast...but, much more accurate than online
Whether selling your home or not, it’s always a good idea to know what your home is worth. For most people it’s their largest asset and the largest chunk of their net worth. So, there are a few ways to determine your home’s value.
Method 1 - Finding Your Home Value Online - Fastest...but, less accurate
A quick, but not so accurate way to determine your home’s value is to use one of the online companies, like Zillow. I think they’re fine companies but I’ve seen many of their values miss the mark by as much as 20%...which is a lot (if you’re home is worth $600,000 Zillow could be off by as much as $120,000). But, if you’re okay with a broad estimate (even I am at times) use the Zillow box below.
Method 4 - Requesting me to stop by - Again, not as fast...but usually more accurate than the above methods
The most accurate way to determine the value of your home is for you to invite an agent (like me) over to see the condition, upgrades, and extra features of your home in person. This is pretty similar to what appraisers do. However, one advantage an agent has over an appraiser is that if you use an agent that’s familiar with the area, that agent usually has been inside the ‘comp’ properties and can more accurately compare your home to those homes that have sold. Method 2 - A Professional Appraisal - Not as fast as online, but more accurate than online
Almost every home I sell needs to appraised by a certified appraiser. That’s because the buyer of the home almost always needs financing to help buy the home and the lender they use always wants the home appraised by someone that has been trained to appraise property. Generally, the appraiser looks at the home to determine its condition and extra features. The appraiser will then drive by similar homes in the area that have recently sold. He or she then puts together a formal report for the lender. This usually costs from $300 to $500. Appraisal reports are very detailed and informative about the subject property. I don’t mean to take anything away from the quality of work that appraisers do. However, their exposure to the local marketplace of the subject property is almost always minimal and they have not seen the comparable homes in the detail that an agent that works the area probably has...which is vital in getting a truly accurate value of what the market value of the home is.
